Are Windsor home prices at their peak?

People always ask me whether we're at the peak of the Windsor Real Estate market regarding home prices.  Here's my theory:

Looking back at the ebb and flow of pricing for the past 60 years, we predicted that 2017 would be the start of the high of the market lasting till around 2021.  The 2017 prediction was correct.  


If you look at it like a bell curve graph, are we at the peak?

Maybe, or maybe not.  

Let's say you sold your home today; well we don't know when we are at the top of the market until prices fall.  So let's say you sell now and the market goes up more. When prices & demand for homes fall,  that shows we have hit the high.  When that happens, every seller on the fence about selling is putting their homes up for sale and you have technically sold at the same time as they have, price wise.  The benefit to sell now is once the market starts to dip, the supply of homes for sale increases, and there is more competing homes for sale then there are now (driving prices up).  

My advice is to not try to time the peak, you are in a better position today because of the low inventory of homes for sale which drives the price up and that is why we are seeing so many multiple offers and over asking price sales currently.
