The numbers are in for the third quarter of 2018 (July 1st to September 30th, 2018) for real estate in Windsor and Essex County, and they show that the market for homes in Windsor-Essex continues to be very strong. When we look at the figures for this quarter compared to the same time period in 2017, we see that that while the number of homes sold and listings have decreased, the average sale price has increased significantly.

The number of residential listings is down 5% compared to the third quarter of last year, while the number of homes sold is down 3%. The lower number of sales can be attributed to the smaller number of available inventory of homes for sale in Windsor and Essex County rather than a lack of demand. The great demand for real estate in this region can be seen in the 16% increase in the average sales price of a home, which now sits at $306,269.00 compared to $255,947 in 2017. Homes continue to attract multiple offers thanks to high demand and fewer listings, allowing sellers to reap the benefits of this hot market.

Bungalows and ranches remain the most popular type of home for the area and had an average price of $245,991. Two storey homes were the next most popular type of property in the area and had an average sale price of $408,438.  Also of interest is the increased demand of apartments and condominiums, which saw an increase in their average sales price of $59,095 compared to the previous year.
